Community Overview

Zephyrhills is a charming, fast-growing city in eastern Pasco County, situated about 30 miles northeast of Tampa. It has long been known as a retirement destination and is recognized for its natural spring water, but lately, it has witnessed considerable residential expansion as people search for more budget-friendly housing outside the Tampa metro area. Despite this growth, it still offers a more relaxed, small-town feel than nearby Wesley Chapel.

Parks, Nature and Outdoor Recreation

Zephyrhills maintains an extensive city park system, with more than a dozen parks.

• Zephyr Park – the city's signature park, featuring a lake, walking paths, playgrounds, picnic shelters, and mature oak trees.

• Mid-century neighborhoods: Single-story concrete block ranch houses are common, often with large yards and screened lanais.

• 55+ communities: Zephyrhills has numerous manufactured-home and active-adult communities, reflecting its long history as a retirement destination.

• New construction: On the outskirts, especially south and west of downtown, large master-planned communities feature contemporary Florida-style homes with stucco exteriors, tile or shingle roofs, open floor plans, and community amenities like pools and walking trails.

• Semi-rural areas: Just outside the city limits you'll still find horse properties, small farms, and homes on one- to five-acre lots.

Shopping

Most shopping is concentrated along US Highway 301 (Gall Boulevard) and State Road 54. For larger regional shopping, residents typically drive 15–20 minutes west to Wesley Chapel, where you'll find bigger retail centers and malls.
